WHY DON'T YOU JUST PUT A CAP IN IT!!!???
This is some of the advice we could have given a client recently. Not to be misunderstood - the statement was around how and when to pile.
REVEX PILING was called to install piles for a number of minor structures around a building that just had the roof installed. Already complicated by the need to dodge services/utilities that scattered the site (and seemed to clash with many many pile locations!!) - but "busy" was an understatement with the number of other subtrades doing windows, roofs, fitouts, etc.). To say we were constrained in our ability to pile would be an understatement. This of course delayed our work and increased the overall cost.
Hindsight.... which is not an actual strategy... could have been get the piles installed earlier and in consideration with the services layouts... Which for most engineers and planners is elementary to say the least... but there is a trick...
The trick would have been to install the piles first, and cap them below ground level, and then build on them later.
This is actually a very easy process, with little extra cost in the big scheme of things. As the photos below show - you simply:
1) install the screw to below ground.... cut it if you have to!
2) insert a steel cap and weld it up to create a seal.
3) backfill over the pile
...
4)-999)... do all the other subtrades you need to do onsite.
...
1000) return and uncover pile, remove cap, concrete pile as you would normally. Job done.
This is all part of the advice that can be given when you engage with an educated and experienced professional that might increase the upfront price a little (with good solutions), but significantly reduce the final price actually paid by reducing/eliminating risk.
